POWER OF ATTORNEY

What is Power of Attorney (POA)?

Signing power of attorney. This is a document that makes it possible for us to represent you to the notary at the completion of the purchase of your property if you do not wish to be present in person to sign the title deeds. This document also gives us the right to, negotiate, finance with loans, and do the necessary transfers with the bank that are needed when paying for the property. It also gives us the right to pay taxes, make necessary changes on contacts such as electricity, water, tax, real estate association, etc. In order to sign this power of attorney, we will take you to the notary where you receive the power of attorney translated by our translator before this signed in the presence of the notary. If you aren’t present in Spain, we can also prepare the Power of Attorney and send to your home county with the instructions.

NIE

The NIE number is the Spanish tax identification number.

You will need an NIE number for any official of legal process in Spain.

RESIDENT IN SPAIN

If you stay in Spain for more than 6 months (183 days) per calendar year, you are considered according to common rules in the EU to be domiciled in Spain because you then live most of the year in Spain. Then you become a “resident" in Spain and normally you then become unlimited taxpayer in Spain, which means that you must report all your income (including capital income) in Spain. In order to stay longer than 6 months, you must have an income from an employer, a pension, your own company in Spain, study in a private or public school in Spain, or have sufficient resources to support yourself and your family.
